  1. Where the property for sale is in location to major cities or towns.
  2. What the land is immediately next to. Is it next to a freeway or shopping mall? Is it near a park? Is it on the edge of a swamp?
  3. What the property looks like. Are there large trees included with the lot? Is there anything of value that will be left on the lot? For example, if a farm is being subdivided, a barn or stable may be left standing.

Remember, this is somewhat subjective. Appraisers can come up with very different appraisals. One thing you can do is look at what similar types of property in the same area are selling for. This is called a comparable, and will give you an idea of whether or not you are getting ripped off. Remember to compare developed land with developed land; don’t just look at the acreage. You don’t want to compare undeveloped land with land that has had the sewer lines brought in.

After the land has been appraised, the developer will add the appraisal amount to the amount it will cost him to develop the land. This includes bringing in water, sewer, electricity, natural gas, roads, and more. The developer will also add some money to that amount in order to make a profit.

You will also want to consider the type of house you will be able to put on the land. Many builders offer a few home designs. Others specialize in custom-built homes.

If you have children, find out where they might be going to school. Check out the crime rate, and the cost of living.
